  • Is there public transportation within close proximity of the buildings?
    Yes.
  • What is your community nearby?
    We are located next to the Market at Ferguson Farm where you will find shopping and dining opportunities. Our location offers quick access to Big Sky and Four Corners, as well as being a quick drive to MSU or Downtown Bozeman.
  • Which school district are you in?
    Hyalite Elementary, Sacajawea Middle School, Gallatin Highschool.
  • How far away is the nearest dog park?
    The 100 Acre Gallatin Regional Park is located within a mile.
  • Are there bike trails nearby?
    Yes, you can access multiple trails which take you all over town and into the mountains!
  • Where do residents shop?
    The closest grocery store is Rosauers.

  • Does it cost anything to take a tour?
    Tours are free to anyone!
  • Do I have to make an appointment or do you accept walk-ins?
    We do accept walk-ins, however, it is best to make an appointment so we know you are coming.
  • How accessible is the management at the local office?
    We are here Monday - Friday from 9am - 5:30pm and on Saturdays from 10am - 5pm. We also have on-call staff to handle any emergencies.
  • How do I apply for an apartment?
    You can apply directly online through our website.
  • How long does it take for an application to be approved?
    48-72 hours.
  • How much will I pay in up-front costs when I sign the lease?
    You will be responsible for deposit and prorated rent, as well as utilities and any pet cost.
  • What are my options for paying my rent?
    You can pay online with eCheck, credit or debit card. You can also pay with check, cashiers check or money order. Cash is not accepted.
  • How do I pay my rent online?
    You will have an online portal with Rent Cafe.
  • Are there any monthly fees?
    Yes, utilities are not included with rent.
  • Am I required to purchase renter's insurance?
    Yes.
  • Which utilities are included in my rent?
    None. You will pay $95 for internet and cable, $25 amenities, $25 for trash and $10 for pest control. Water, sewer, and electric are based off usage.
  • How do I set up my utilities?
    The only account you will set up is with Northwestern Energy for electric.
  • Which provider can I use for Internet and cable?
    We provide high speed internet and cable though Spectrum.
  • Does this community offer a bonus if I was referred by one of my friends?
    We offer bonuses to current residents who refer friends.
  • Will I be allowed to sublet my apartment?
    We do not allow subleasing.
  • What fees will I need to pay if I have to break my lease?
    We have an early termination fee equal to one month's rent.

Amenities

  • What amenities does the property offer?
    Clubhouse includes a business center, sports simulator, heated pool and hot tub, shuffleboard, pool table, coffee bar, pizza oven, grills and lounges/dining areas to entertain. There is a dog spa, basketball court, pavilions and dog park onsite as well.
  • During which time periods are the pools and decks available for use?
    The pool is open from 9am to 10pm.
  • Is parking available?
    Yes, parking is first come first serve in an open parking lot. There are garages onsite as well.
  • Where are the washer and dryer/hookups?
    A full size washer and dryer comes with each unit.
  • Is your community pet friendly?
    Yes, we allow cats and dogs. No caged animals or aquariums are allowed.
  • What are the fees associated with having pets?
    Monthly pet rent starts at $50 a month, pet deposit is $200, and there is a non-refundable administrative fee that starts at $250.
  • Are there weight or breed restrictions on pets?
    No.
  • Is there a pet park?
    Yes, we have a small fenced in dog park with an agility course.
  • What appliances are standard?
    Oven, refrigerator, microwave, dishwasher, washer and dryer.
  • Do you offer furnished apartments?
    No.
  • Do you offer Corporate leases?
    Yes.
  • If I have a package delivered, will you hold it at the leasing office?
    We do not accept resident mail at our office.
  • What are the hours of the fitness center?
    The fitness center is open from 5am - 10pm.
  • Are there building quiet hours or fees for using communal spaces?
    Communal spaces are welcome to all residents. Quiet hours are from 10pm to 7am.

  • How do I get to your community?
    We are located off Fallon St, in between Stafford Ave and Resort Dr.
  • What's the nearest cross street?
    Fallon St and Stafford Ave.

Maintenance

  • What will you do to prepare my apartment before I move in?
    The apartment will be fully painted and cleaned, including any carpets. Any damage is fixed prior to your move in.
  • Do you have on-site maintenance?
    Yes.
  • An item in my unit needs repair. How do I get help?
    You can put in a service request through your online portal. Maintenance is onsite for quick repair time.
  • Do I have to be present for a service technician to perform work?
    You do not.
  • What happens if I am locked out?
    If you are locked out outside of office hours, please call a locksmith as this is not an emergency. If you are locked out during office hours, stop by the leasing office and we can provide you with a key.
  • Am I allowed to decorate the apartment without penalty?
    Yes, nail holes are considered normal wear and tear if not used excessively. Anything larger than a nail hole would be tenant responsibility.
